This Short Term Rental Agreement (hereinafter: the “Agreement”) is entered into and made effective as of the signing date by and between the Property Owner/Operator (“Owner”) and the Guest (together - the “Parties”).Terms not specified in this Agreement shall be in accordance with the House rules or the Reservation policies which are provided separately by the Owner.
The parties agree as follows:
Accommodation Terms
1. The Guest agrees to abide by all rules and regulations set forth by local laws.
2. The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement.
3. The Guest commits not to use the property for any illegal or commercial purpose, including, but not limited to sub-lease the property or otherwise allowing other to stay above the maximum reserved or if not previously agreed with the Owner.
4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party.
5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behaviour or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation.
6. Parking is limited to designated parking areas only. Reservation for parking must be submitted prior to parking. After parking your car, please inform property manager, specifying: model and registration plate number of parked car.
7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation.
8. Commercial activity (such as movie shooting, photo session) is not allowed. Please seek out for Management approval before conducting such an activity.
9. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice).
10. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing. Moving furniture or transferring any inventory to another room without prior permission from the administration is not allowed.
11. By agreeing to these Terms & Conditions, as acknowledged by signature below, the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times. Administration is not responsible for lost or damaged valuables, items left behind. Left or forgotten items will not be kept or stored.
Additional Policies
1. Smoking is strictly prohibited in the property. It results in 100 Euro fee on top of any countermeasures to be taken (such as deep cleaning, furniture removal) and its associated supply cost (such as transportation).
2. Pets. As much as we love pets, we also recognise, that some of our Guests might be allergic and even tiny piece of allergen remaining in the apartment might cause discomfort or pose a threat to our future Guests. As such, pets are not allowed.
3. Supplies. Guests are more than welcome to use supplies, that are made accessible in the apartment in reasonable amounts. Dedicated, locked operations storage (such as additional bed linen, kitchen supplies) is not intended for Guest to access.
4. Cleaning. Cleaning fee paid by the Guest, when making a reservation and covers a one-off cleaning post Guest's departure. Check-out cleaning covers the typical scope: bathrooms cleaning, dishwashing, kitchen cleaning, bed linen change, vacuuming, floor mopping, etc. Extended scope (such as sofa stain removal, extensive garbage pile handling), if possible, to be addressed by cleaning, will be charged to Guest additionally (deep cleaning), otherwise will be treated as a damage.
5. Additional cleaning/housekeeping. Additional cleaning/housekeeping is not included in the price, however, can be arranged for Guests with extra charge. The charge will be determined by the scope of the work (regular/deep cleaning). The service must be ordered in advance. Please contact the management to order additional cleaning.
6. Visitors. In principle, only registered Guests are allowed to stay in the apartment. Visitors cannot stay overnight and must leave the apartment during the quiet hours.
7. Damages. Property together with all the associated equipment is handed over to the Guest in the right condition. Theft or damages as well as wear and tear going beyond normal short-term usage will be charged to the Guest at a repair/replacement value together with reasonable provision costs (such as handling, transportation), Guest has 30 min post check-in to report any damage. If not indicated, all consecutive damages will be considered as resulting from Guest's doings.
8. Noise. Please be respectful of other residents by not playing loud music or causing disturbances. Quiet hours are from 10:00 PM to 7:00 AM.
9. Check-out. When leaving the apartment, please ensure that all electrical appliances (e.g., lamps, TV, electric stove, washing machine, hair dryer) are properly switched off, all hot and cold-water taps are closed tightly, windows are closed, and doors are securely locked.
